Now I’m going to tell you about this investing method that made me a millionaire and earned Ema and Kanisha $130,000 in their first year doing it.
First, I want to say that 99% of people have no idea this investing method exists. So simply by reading what I’m about to share with you, you’ll leapfrog way ahead of everyone else and get closer to financial freedom in the next 5 minutes, than most people do in their lifetimes.

What Are Tax Liens?
A 200-Year-Old Investing Method, Written Into State Law.
  •  If someone doesn’t pay their property taxes, the county files a tax lien against their property. Then the county offers the tax lien to investors like you and me.
  • The property owner pays the county for the taxes they owe PLUS interest up to 25%. Then the county sends the money to you: the lienholder.
  • Why does the county do this? Because every year, 30% of property owners don’t pay their property taxes on time. But counties need that tax revenue to pay for fire departments, police forces, schools, etc. The solution is to offer those tax liens to investors, so the counties can get the money ASAP, pay their bills, and keep providing essential services to residents.
The Step-by-Step Process for Tax Liens:
STEP ONE
Joe doesn't pay his property taxes
STEP TWO
The county files a tax lien against his property
STEP THREE
The county offers the tax lien to investors and you grab it
STEP FOUR
Joe pays the county for the taxes he owes PLUS interest
STEP FIVE
The county sends the money to you, the lienholder
STEP SIX
If Joe doesn't pay his taxes, the property is yours
Why My Students and I Love Tax Liens So Much
  •  Tax liens have been around for 200 years—since before the stock market. This investing method has stood the test of time.
  •  In the 1% of cases where the property owners don’t pay the taxes and interest, any existing mortgage gets wiped out and you own the property free and clear—and you can turn around and sell it for profit. So it’s win-win for you either way!
  •  You never have to be the bill collector. The county does all that work for you.
  •  There’s huge profit potential. Using 1 real-world example, you could pay $2,589.79 to own a property worth $155,600.00!
  •  Tax liens are triple secured: 1) they’re backed by real estate, 2) the terms are enshrined in state law, and 3) the county government makes sure you get paid.
What Are Tax Deeds?
A Way to Flip Houses on Steroids (Legally).  
  •  About half of states are tax lien states, half are tax deed states, and a few do both.
  •  In a tax deed state, if the property owner doesn’t pay their taxes, the county starts the foreclosure process and puts the property up for auction.
  •  The starting bid will be whatever is owed in taxes, and the bids usually go up from there.

Why My Students and I Love Tax Deeds, and You Will, Too 
  •  One word: profit. Consider this real-world scenario: a house has a fair-market value of $200,000. The property owner is unable to pay the $6,000 in property taxes owed to the county. So the county auctions the property. You go to the auction, bid up to $35,000, and attain the property deed. The mortgage is wiped out. You decide to sell the property for 60% of fair-market value, to ensure a quick sale. You end up with a $85,000 profit! 
  •  Here’s a real example from my life: I found a tax deed property. After doing my due diligence, I realized I’d found a gold mine. I bought the property for $6,342.49, and it’s now worth $1,500,000.00. Holy cow! Every $1 I spent made me $237. That’s a mind-blowing return on investment. And all it took was some research.
  •  Tax deeds have many of the same advantages as tax liens: they’re written into state law and the government does the heavy-lifting.
Do You Want a Possible Big Return With Minimal Risk? Well, You Have 2 Choices...
Choice 1: Try to Figure It Out Yourself (With Outdated, Fluffy Info)
You could take this information, read a few articles online about tax liens and tax deeds, and take a whack at it yourself. But I would highly caution you not to. Why? Because most of the information out there is written by people who don't have real, boots-on-the-ground, knowledge about this field. Many of the books and articles available are outdated and filled with fluffy info.

In May 2006, I officially retired.

FREQUENTLY ASKED QUESTIONS
If this investing method is so great, how come I’ve never heard of it?
Because counties aren’t big businesses with marketing budgets to let people know about these opportunities. They’re in the business of collecting taxes and making sure police officers get paid on time.

What are the downsides to this investing method?
1) You may have to hire a tax lawyer (this only costs me $300-$400 on average...a small price to pay for getting all the paperwork right). 2) You must do due diligence to get a high yield on your tax liens and tax deeds—don’t worry, I’ll teach you exactly what you need to do.

What’s the difference between a tax lien and a tax deed?
In a tax lien, the county sells you the tax owed plus interest. As owner of the tax lien, you have a financial interest in the property, but you don’t own it unless the property owner fails to pay their taxes. In a tax deed, you buy the property outright from the beginning—often for pennies on the dollar.

Will I get access to all the course material at once?
Students will get access to all the bonuses right away and each module will be released weekly. Our experience with our past students has shown us that giving access to the whole program at once causes students to: 1) binge watch the course and not attain the information 2) skip the modules that don’t look “as interesting” and jump to the ones that look more “fun”. This is a big mistake because students risk not taking some of the content as seriously as they should. To avoid this, we release one module a week.
